How this report is built

Figures come from residential lease contracts (apartments, villas, townhouses and penthouses) registered with the Dubai Land Department, annualised as monthly rent × 12 and reported as medians. Rent levels use new leases only, because renewal increases are capped by the RERA rental index. Year-on-year changes and the new-vs-renewal gap are like-for-like: they are calculated per bedroom size (and, within an area, per sub-community) and weighted by this period's mix, so a wave of new studios or a shift between sub-communities does not show up as a change in rents. Area figures cover the three months to October 2026 and need at least 100 new leases; an area's change is left blank when its sub-communities can't be compared or the swing (over 30%) points to new buildings handing over rather than a change in rents.
